Crawl space repair in Atlanta
Atlanta is a humid climate with a long cooling season and a lot of houses on crawl spaces with foundation vents cut into the block. That combination is worth understanding before you buy anything.
The vents are making it worse
Foundation vents exist because of an old assumption: outside air is drier than crawl space air, so moving it through will dry the space out. In the Southeast that assumption is backwards for much of the year. Warm humid air enters a vent, touches cool framing and ductwork, and condenses on it. You have built a dehumidifier that runs backwards. The measured alternative performs well: DOE reports that closed, conditioned crawl spaces delivered 15 to 18 percent heating and cooling savings while cutting humidity by more than 20 percent, and that the research changed the International Residential Code to permit unvented conditioned crawl spaces. What closing a crawl space actually involves
- Fix the bulk water first. Grading, downspouts, and a sump if groundwater enters.
- Seal a continuous, taped ground cover, lapped up the foundation wall and fastened.
- Close the vents and air-seal the rim.
- Insulate the foundation wall rather than the floor above.
- Provide air: a small supply from the HVAC system, an exhaust path, or a dedicated dehumidifier.
- Ask about the termite inspection gap at the top of the wall, and how the detail satisfies your inspector.
What to document before the visit
We are not going to tell you which symptom means which fault. Photograph what you can see and let whoever inspects it do the diagnosing: standing water, staining on framing, discoloured or soft wood, shims and piers, and anywhere the floor above feels different underfoot. Note how long you have noticed each one.
Encapsulation is not automatically the answer
Encapsulation sells well because it photographs well. If your crawl space is dry, your floors are flat and your indoor humidity is fine, a thick liner is an upgrade, not a repair. Ask any contractor quoting it to show you a humidity reading before and a plan for where the air comes from after.
